William Hezmalhalch Architects studied the surrounding neighborhood for inspiration. The result is a cohesive Mission / Spanish Colonial theme — warm stucco, clay tile rooflines, arched entries, and wrought iron details that respect the existing community.

Listening to the Community

We are meeting one-on-one with the neighbors closest to the site, including in their backyards, to see the project from where they live. Here is what those conversations have produced.

  • Duplex homes icon Three-story homes on the west side, next to existing townhomes and a church. Two-story homes, about 27 feet, face the single-family neighborhood to the east.
  • Building scale icon An 8-foot block wall along the eastern edge, with private backyards facing existing homes. No parking or drive aisles behind neighbors.
  • No gates icon Not a gated community. Everyday access from 182nd Street only. The 185th Street connection is a locked gate for emergency vehicles.
  • Environmental review icon Comprehensive environmental review by the City of Torrance, covering traffic, water, and community impacts
  • Listening icon
    • Adjacent owners may have their existing rear wall removed and the new wall tied into their side walls, so there is no double wall
    • Photo and video record of adjacent yards before construction, and repair of any damage construction causes
    • No construction worker parking on neighborhood streets
